AD | Fourteen Homes, One Extraordinary Setting: Plots Released at New Aberfeldy Development
A planning application has been submitted for a new residential development, the Residences at Dun Aluinn, which aims to offer sustainable, architect-designed homes while respecting and enhancing the unique natural environment of Aberfeldy, with plots set to be marketed for sale at a public open day on Saturday 14th March.
The site already has planning permission for up to 39 homes. However, the new proposals, designed by Brown & Brown Architects, scale this back significantly to just 14 carefully positioned houses, along with one supporting building for Dun Aluinn Hotel. The homes will be set within a 15.8-acre site on the western edge of Aberfeldy, with a strong emphasis on sensitive design and integration into the landscape.
Brown & Brown is a multiple award-winning, design-led architecture practice specialising in contemporary buildings for sensitive locations, making the firm a natural fit for the Residences, where the landscape takes centre stage.
The vision for the development has been guided by the landscape itself, ensuring that each home is thoughtfully placed to make the most of woodland and hillside views while maintaining a sense of openness and connection to the surrounding environment. Local materials and sustainable design practices will be central to the project, with an emphasis on biodiversity and sensitive integration into the land.
Plots will be available from £185,000, fully serviced and ready for building. Award-winning local contractor Corryard will oversee construction, building each home to Passive House standard, delivering outstanding energy efficiency and low running costs as a result. Bespoke kitchens will be supplied and fitted by Cameron Interiors, ensuring a high-quality finish throughout.
Dun Aluinn itself is a grand Victorian house that has been sensitively restored and reimagined as one of Scotland's most highly regarded exclusive-use hotels. Overlooking Aberfeldy and the River Tay, with views stretching towards Schiehallion, it combines contemporary design with historic character. Since opening, Dun Aluinn has attracted international recognition for its architecture, hospitality, and contribution to the local economy.
